They say it’s not what you know but you who know that gets you ahead. We like to think that it’s both as that’s exactly what happened with this client brief. After returning to Australia following a stint working overseas, Rebecca and Eric were given our details by their property manager. Tired of renting and having already shortlisted their preferred locations to live in, we met Bec and Eric for the very first time after work one evening. It’s a huge decision for someone to outsource the process of finding them a home and it’s one we don’t take for granted for a minute. So after talking through the process and carefully listening to their concerns and answering their questions, we sent through a proposal for Bec and Eric to consider. After a few days of deliberating we were delighted when we got the green light to go ahead. Immediately we started on their search. The property market was particularly strong after many years of solid house price growth and our remit had us working in a handful of suburbs in Sydney’s inner east where we specialise – specifically Surry Hills, Darlinghurst and Paddington. All suburbs that are keenly sought after for various reasons but none more so than their liveability and walkability given their proximity to the Sydney CBD. Over the ensuing weeks we looked at numerous properties and ruled many out that didn’t match their brief. What made this search such a success was the specific feedback Bec and Eric continually gave on the properties they didn’t like, as it enabled us to continually hone their search and sidestep irrelevant properties. Then about a month into their search a property piqued their interest. Their brief was a 2 or 3 bedroom terrace but their budget meant a 3 bedroom could be a stretch. Pricewise they were convinced this property was out of their reach, but our buyers agent knew that if our approach was managed right they were in with a chance. So we quickly kicked off the offer process and soon sensed there might be a window to execute a deal if we moved quickly and confidently. And that’s exactly what we did. After making an unconditional offer towards the top end of their budget with settlement terms that appealed to the seller it wasn’t long before we had things all wrapped up.
