With this client brief we came into the picture at the eleventh hour. Our client was kindly referred to us by one of our peers who didn’t have experience in Sydney’s inner east but knew that we did. And it’s safe to say that time wasn’t on our side. John first made contact a couple of days before the scheduled auction, and while ordinarily that’s fine it just so happened he was heading interstate the very next day. We had no choice but to move quickly but at the same time had to be careful that none of the important details required to be able to bid on someone else’s behalf at auction were left out. After making sure we had all the necessary forms and authorities in our possession we set ourselves up for the day, by making sure the correct time and venue for the auction were confirmed. A common mistake people make is assuming that an auction is always held on site when that’s not always the case. John had obviously already inspected the property and he was very clear on his maximum budget. While he didn’t engage us to appraise the property, the in-depth local knowledge of our buyers agent was such they immediately knew his limit would put him within reasonable reach of securing the property. All that was left then for the buyers agent to do was strategise and execute on the day, giving John the best chance of securing the property within his advised budget. And that’s exactly what they did. The auction started off slow then stalled and when it became apparent the interest level in the property was below expectations, we eased off the bidding and let the property pass in. Shortly thereafter we entered into post auction negotiations with the agent, where we secured the property below John’s maximum limit. To say John was over the moon with the result when we called to let him know is an understatement.
