As a busy professional working long hours in a demanding corporate role Craig had the nous to know that buying a property was the right move for him and the timing was right to enter the Sydney property market. He had already obtained independent financial advice before he even came to Albion Avenue and so when we first met, he knew exactly how much he could spend he just wasn't sure on how to execute. So that's where we came in to the picture. With a clear budget given we knew exactly what suburbs and properties were best suited for long term capital growth, but would also achieve a steady yield for him over the longer term. With a small defined area then earmarked in Sydney's inner west we set out over the course of several weeks ruling out overpriced apartments, problem properties and developments and properties that offered little to no opportunity to add future value. We continually honed the search and finally pinpointed what we thought was a standout candidate. A reasonably priced apartment in a small block with low outgoings and a solid long term tenant in place who was more than happy to stay. The property had been held in the same ownership for some time and was going to be sold at auction. As the auction day fast approached we firmed up our market appraisal of the property and advised Craig a likely sale price range based on recent sale transactions in the area. We also co-ordinated all due diligence on his behalf making sure a strata inspection report was undertaken so Craig was well versed on all he needed to know about the background of the complex. After all, the last thing you want when buying a strata property is a hidden surprise in the way of a special levy after you move in. So with all our ducks in a row Craig gave us his maximum bidding limit and off we went to auction to bid on his behalf. It was a heavily competed contest with several groups registered to bid and many more in attendance just spectating. After the auction started it soon became clear we had one or two serious contenders but even they were showing early signs of nervousness and inexperience. Body language is telling at an auction and that day we ready the play perfectly, coming into the mix at exactly the right time and surprising the other bidders before we ultimately secured the property for Craig at a price well below the maximum he was prepared to pay.
