What’s the difference between a buyers agent and a real
estate agent?

A traditional real estate agent represents the seller in a property transaction. Their agenda is to promote the property they have listed for sale and get the highest sale price for the seller. As exclusive buyers agents Albion Avenue only represent you, the buyer. Our prime focus is on finding the right property for you and negotiating to get you the best deal.

Why would I use Albion Avenue instead of another buyers agent?

When you engage Albion Avenue you will be dedicated a buyers agent with a genuine property background, with extensive experience in buying and selling properties. We don’t cut corners and hand off to inexperienced staff behind the scenes.

Why would I pay a buyers agent when I can just do it myself?

If you’re serious about buying a property it can’t be a hobby or part time exercise. Searching and finding properties for people to buy is what we do for a living. We are constantly inspecting properties, speaking to agents and attending auctions to monitor what’s happening in the market.

How will Albion Avenue find me the right property?

As well as properties listed for sale via traditional real estate media we have built trusted relationships with an extensive network of real estate agents who provide us access to silent sales or off market properties. You’d be surprised at how many properties are sold without being officially advertised.

If I engage Albion Avenue how will the process work?

We always start by getting a brief from you outlining what your requirements are. We then clarify your requirements and immediately start with our searching. As we inspect properties and find suitable candidates, we will make recommendations and organise inspections for you. This doesn’t stop until we find you the right property. We then negotiate to get you the best deal.

I don’t know how I will be able to find the time to meet with you let alone fit in any inspections?

No problem. We can meet with you at your convenience whether that be at home or the office. We can also arrange video conferencing to get things started. If you like we can also arrange to pick you up and drop you back at work or home for any inspections.

What if I don’t live locally to where I want to buy?

That’s ok. We work with interstate and overseas expatriate citizens looking to invest or to buy a home to return to. We can arrange video conferencing to get things started and to keep you updated with progress. If you like we can even arrange to have a family member or friend inspect a property on your behalf.

How much does it cost to use the services of Albion Avenue?

Every property buyers needs are different and we tailor our services to suit every client. It’s hard to give a set quote here but we’d be happy to discuss your property buying plans with you so we can give you a firm idea of our fees. Am I locked into a contract?

By law a ‘Statement of Property Details and Buyers Agency Agreement’ must be signed in order to engage our services. Once signed this can later be terminated at your written request if you no longer wish to proceed with buying a property.

Do you receive kickbacks from real estate agents or other third parties you recommend?

Absolutely not. We interact with a network of professional partners that we have found to be reliable, ethical and professional. When recommending a third party we will always provide you with a list of options but ultimately, who is used is your decision.

Are your fees fixed?

Yes. Our fees are always discussed and agreed up front with you before you engage our services. These are also included in the ‘Statement of Property Details and Buyers Agency Agreement’ so there is no confusion.

How do I pay?

We accept payment by cheque or EFT. Payment in full is required on completion of our services. Paying our agreed fee in full is the best option and saves you money. In some cases you may be able to pay the agreed fee in instalments up to a maximum period of 12 months. When paying by instalments an additional processing fee will be incurred.

Are there any hidden fees?

No. Our fees are discussed and agreed up front with you before you engage our services. These are included in the ‘Statement of Property Details and Buyers Agency Agreement’ so there is no confusion.

Is your fee tax deductible?

The cost of engaging a buyers agent maybe considered tax deductible for investors. Further advice and clarification should be sought from a qualified taxation expert or financial accountant before proceeding.
